It's a...It's a.....It's a BOY!!!!!!!!

Ok, ok.....I know I have been off of the topic lately but I have good reason.  You see things are changing in my life rather quickly.  A new phase of my life is about to begin.

Went for the second ultra sound today.  The little fella was quite a wiggler.  He was constantly moving while the nurse was trying to get the pictures but she was able to get some great ones.

Ok, I know you are all dying to know...yes the picture is posted in my office....hey after all they are my first, well ok, second baby pictures.

It really is interesting how something like this affects a person.  I almost got teary eyed in the ultra sound room....I can already tell you that when he is born I am gonna be a blubbering mess.....but that's ok. 

We have also decided on a name for our little bundle of joy....

I cannot wait for July to get here......this is gonna be great!

Oh boy! Oh boy! Oh girl??? Which is it going to be?

Tuesday the 27th of February is going to be a very special day for me.  It is going to be a day I remember for the rest of my life.  A day that will be permanently held dear to my and my wife's hearts.

If you have ever read my blog then you have probably read the entry entitled:

I GOT MY CHRISTMAS PRESENT EARLY!!!!!

In that blog I mentioned that my wife and I have found out we are going to be first time parents in July of this year.

The reason February 27th is going to be sooooo special is that it is the day when we are scheduled for the second ultrasound which will determine the sex of our soon to be here bundle of joy!

I have been asked by many people, "What do you want it to be?" - I can tell you this...it does not matter, I am sure HE will be the cutest baby you have ever seen, after all take a look at his father...LOL. 

Stay tuned...the announcement is sure to follow !

Below is the first baby picture that is hanging on the wall of my office to remind me why I do the hard work I do!

First set of letters secured, next destination???

A while back I wrote about the fact that I was in the process of securing my Accredited Buyers Representative (ABR) designation.  SOme of you may have read that blog...

WOOOHOOOO...on my way to having letters behind my name!

As of February 21, 2007 I have completed my work and been deemed by the ABR grantors (REBAC) to be an official ABR designee.

With much pride and a renewed confidence I am including the designation on all of my advertising avenues.  

The question is...do you pursue further education to better serve your clients?

WOOOHOOOO...on my way to having letters behind my name!

Just got done completing the online version of the Accredited Buyers Representative (ABR) designation.  I had previously completed the elective.

I must say that the course was challenging and did open my mind to the subject in a deeper sense than what is taught in the basic pre-licensing course.  I would recommend that anyone that does not have this designation take a look at getting it.

I have found since my career has gotten more in depth that I am more of a listing kind of real estate agent but I do still work with buyers.  I look at it as though even if I am working with a seller maybe it will help me to understand the needs and desires of the buyer on the other side of the transaction.

 

Now to get my paperwork sent in and celebrate!

Whew....now on to the next class!

Challenging customers....very exhausting closings...

You would not believe the closing I had yesterday.....

I am still in awe.  What a challenge this deal has been to close.  Many, many houses shown.  Not like this client wanted much for their new home.  They were very specific as to what they wanted...well at least in their mind.  They really had no idea what they were looking for but I did find the absolute closest match that they described.

That was in November.  The seller was building and requested a long closing date which was fine with everyone.  I will go ahead and tell you now...long closing dates make for tough transactions.

So we are supposed to close earlier in the week with no luck due to a problem with financing.  So a "meeting of the minds" was set up to work out the bumps.   At one point the lender was actually acting like a child and throwing a fit trying to argue with the client....oh my God........no way.  After the TOUGH meeting I thought everything was all good. So did everyone else...but finance had other surprises in mind. 

Here in NC we don't see much snow, at least not in this area.  But the day after the meeting and the original day of the close it snowed.  So.....the underwriters took the day off.  Another delay, another day putting out fires, so to speak.

The day of closing...the package arrives at the attorney's office at 3 in the afternoon.  Closing is scheduled for 4.  Can you see where this is going?  Closing moved to 5. 

Covering HUD with buyer client.  Some things are wrong on the HUD so I go get them corrected.  Then the points paid are wrong.  Lender screwup.  AGAIN, fourth one this transaction.  Faxes back and forth..lender REFUSES to come into attorney's office to handle HER JOB.  Even HANGS UP on me when I asked her VERY NICELY to come down and clear up her problem.....aaaagggghhhhhhhhhh........this is going badly....

Finally explained everything to buyer's satisfaction and closing occurs.  With NO HELP from the lender.  NONE.  Can you say..they are not on my Christmas card list nor will I EVER, EVER, EVER, EVER use this person again.  I hate that I ever have to say that.  I like to see the world through the rose colored glasses but unfortunately some people make me throw them across the room. 

Oh well...another person added to the "no way in hell" list and to the "lesson learned" list.  

 I really hope the next one will go smoothly....I earned EVERY PENNY of this closing.
