I GOT MY CHRISTMAS PRESENT EARLY!!!!!

I have recently found out that I am going to be a first time...no not homebuyer....LOL.....FATHER!!!!!

My wife is about 9 weeks pregnant!

I am about to bust with joy and just had to make the big announement!

PS....

What a year....got married in April of this year and now this......anyone got any ideas for an encore next year?  LOL

The Office - The Ghost Town....

Can you believe it is already Christmas time?  The years seem to go faster and faster as I get older.  I have been told that in my younger days but now I am really believing it.

Does your office seem like a ghost town lately?  I know mine does.  I also know it is directly related to the holiday season.  So busy, so much to do. 

There are however the faithful few that come in every day to answer the phones and do the mail and the financial stuff.  I am so grateful for them...they keep that place running like a clock!

It seems as though I see the same faces every day that make it into the office at this time of year.  We that continue to lug away have become very close but we also miss the others that we were used to seeing all the time.

I hope everyone has a great Christmas and a very properous new year!

How do YOU market your listings?

I did a listing presentation about three weeks ago.  I felt it went great after I left.  I was told by the wife of the couple that it would be at least two weeks before anyone got the listing as her husband was in a Special Forces (Military) school, you may have heard of it, Robin Sage, and would not be home till then.

Now being in a military area we understand this.  It is possible to sell a home while one of the sellers is unavailable, even deployed to the desert but we MUST have a specific power of attorney to do this.  Her's was expired.

So some time goes by and I send my usual thank you card.  A few more days and I call her to "touch base".  SHe tells me she is trying the FSBO route until he comes home and has had one person stop and ask about the house.  GREAT! I tell her!  She says if it has not sold by the time he gets home they are going to call me and "get serious" about selling the home.

So Thanksgiving comes and he is supossed to be home the following Monday.  I get a call Thanksgiving Saturday and it is him.  He is home and would like me to come by and sign them up.

So over I go.  I had made such an impression upon her that he was ready to go.

Listed the house last Sunday the 26th of November.  Sold it Friday, December 1st!  WOO HOOOO!!!!

So now I ask...how do you market your listings.

Mine go on my personal website www.jtprevatte.com or www.MyNewNCHome.com

I also build a website with the property address as the domain such as www.4edgedalelane.com 

I create COLOR fliers for the info tube.

I use postlets of which I post on graig's list and thank you Active Rain forletting me learn about those here.

I use Realtor.com

The house is placed on my companies personal site.

Sometimes I use the Real Estate book.

There are other methods but my fingers are tired....tell me what you do!

OK...let's try this again....ATTENTION WASHINGTON STATE KW AGENTS!!!!

Are you all so busy that you aren't interested in a referral?

I have sellers that I just sold their house Friday that are moving to Washington State...somewhere around Fort Lewis.

They have enjoyed the experience so much that they have asked me to refer them to someone who represents Keller Williams in Washington State to assist them in finding a new home.

Could this get much easier?  They are coming there...there is NO doubt about that...now we just have to find them a REALTOR there....AND THEY ARE COMING SOON!  Move date is the end of DECEMBER EARLY JANUARY!!!!!!!!

If you are a REALTOR in the Washington State, offer goes to KW agents first but if no one wants it it is open to anyone, PLEASE let me know!  Let me know what you have to offer my clients so that I may help them make a selection.

One week from now I will paruse the KW agent listing and try to find an agent if no one responds so PLEASE let me hear from you.
